Terms and Conditions

Last updated: 24 October 2026

These terms cover bookings for Jan’s Nest cabin and for touring pitches at Manea Fisheries & Caravan Park, 57a Station Road, Manea, Cambridgeshire PE15 0HE. They should be read alongside our Privacy Policy. They are a plain-English summary of how we run bookings and do not affect your statutory rights.

Booking

A booking is a request until we confirm it. We aim to reply within 24 hours. You must be 18 or over to book, and the person who books is responsible for the whole party.

Please give us accurate details when you book: your name, email, phone, dates, the number of adults and children, and any vehicle. Tell us about pets when you book so we can plan for them. If the details you give do not match the party that arrives, we may not be able to honour the booking.

The minimum stay is four nights midweek, Monday to Friday, or three nights at a weekend, Friday to Sunday.

Prices and payment

The price we quote covers the cabin or pitch for the dates booked, for the number of people stated. Nothing is charged when you book and no deposit is taken at present. Payment is due on arrival, currently in cash. Please ask us before you arrive if you need to pay another way.

Extra nights, additional people, day visitors and additional vehicles are by arrangement and may be charged. Anything extra that we agree with you is payable on arrival.

We may introduce a deposit or payment in advance in future. Where we do, the terms shown at the time you book will apply.

Arrival and departure

Check-in is from 2pm and check-out is by 11am. Please tell us if you expect to arrive late so we can make arrangements for you.

Cancellation and changes

Because nothing is paid in advance at present, cancelling costs you nothing. Please tell us as soon as you know so the dates can be offered to someone else.

If we introduce a deposit, it will be non-refundable. If we introduce payment in full before arrival, you may cancel up to 14 days before your arrival date and receive a refund of everything except the non-refundable deposit. Inside 14 days, no refund is due. Nothing in this section affects your rights where we cancel your booking or fail to provide what you booked.

If you arrive late or leave early, we do not refund nights you do not use. If your plans change, talk to us and we will move the booking if we can.

Jan’s Nest cabin

The cabin sleeps up to four people. Bedding and towels are not provided, so please bring your own. The cabin has a kitchen and bathroom for your use. Please leave it clean and tidy, and tell us about any damage before you go so it can be put right for the next guest.

Touring pitches

Pitches are hardstanding and serviced. One unit per pitch. Please park on the hardstanding and not on the grass, and keep your pitch tidy during your stay.

Fishing

The lakes are open from 7am to dusk every day, and daylight hours only in winter. Night fishing is at the owner’s discretion and must be agreed with us in advance.

  • Barbless hooks only.
  • No bread, tiger nuts or artificial baits.
  • Carp mats are required on Boat Lake. Bring a mat suitable for the lake’s bigger residents, some running past 32lb.
  • Children under 15 must be supervised by an adult with basic fishing knowledge.
  • No parking on the grass.

We may close a lake, a swim or a pitch for maintenance, a match or safety reasons. Where we can, we will tell you in advance and offer an alternative.

Pets, children and the water

Pets are welcome. Please keep them under control and clean up after them.

Children remain your responsibility throughout your stay. The lakes are working fisheries and are not swimming pools, so please do not swim or enter the water. There is no lifeguard on site. Please supervise children closely anywhere near the water.

Consideration for others

Please keep noise to a level that does not disturb other guests, particularly in the evening and early morning. Day visitors are welcome by arrangement.

Our liability

Nothing in these terms excludes our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to exclude.

Your personal property remains your responsibility. Vehicles and their contents are parked at your own risk. We are not liable for loss or damage caused by weather, flooding, power failure or other events outside our control.

If we have to cancel

In rare cases we may need to cancel, for example because of flooding, damage or a safety issue. If that happens we will refund anything you have paid us and try to offer you an alternative date. We are not liable for any further costs you have incurred.

Problems during your stay

Please tell us straight away if something is wrong, so we have the chance to put it right while you are here. If it is not resolved then, write to us at [email protected] or call 07775 501973.

Your information

We use the details you give us to manage your booking. How we hold and use that information is set out in our Privacy Policy.

Changes to these terms

We may update these terms from time to time. The version in force when you book is the one that applies to your stay. These terms are governed by the law of England and Wales.
